Do I have to join the golf club if I buy here?
No. The 18-hole course at Valencia is a public, pay-as-you-play course — greens fees run about $30 a round. Golf membership is optional and is not bundled into your HOA dues, which is unusual for a Naples golf community and is the main reason buyers choose Valencia over bundled-golf alternatives.
What is the HOA fee, and what does it cover?
Lennar publishes an approximate HOA of $399 per month for this phase. Lawn maintenance is included, along with the gated entry and the community amenities. Because HOA budgets change annually and inclusions vary by phase, we pull the current governing documents and budget for you before you write an offer rather than quoting you a number from a brochure.
Is there a CDD on top of the HOA?
Lennar’s marketing for this phase states there is no CDD, which is a meaningful monthly difference compared with many newer Southwest Florida communities. We do not assert that as our own finding. Before you go under contract we pull the Collier County tax record for your specific parcel so you can see the actual non-ad-valorem line items in writing.
How many homes are actually left?
Lennar is building out its final phase of roughly 112 homesites, and the remaining inventory is down to a handful of move-in ready and under-construction homes. Is Valencia a 55+ community?
No. Valencia Golf & Country Club is an all-ages gated community, which is part of why the school ratings matter here. You’ll find retirees, families and seasonal owners on the same street.
